Thank You for Joining Our Oyabe Vacant Home Seminar on October 22!
The Oyabe City Vacant Home Seminar and Free Consultation Event took place on Thursday, October 22.
We've now held events in Tonami, Nanto and Oyabe, and we'd like to say a heartfelt thank you to everyone who came along!
As at our Tonami and Nanto events, three speakers, including two real estate professionals, took part in a panel discussion on “What to Do with Your Family Home: Avoiding Pitfalls and Making the Most of It.”
We hope the session offered a clear, approachable introduction to the topic. The team from Riaru Planning (リアールプランニング) also shared several surprising examples of how vacant homes can be put to use. It was fascinating to hear about the possibilities.
During the Q&A, we were asked when to start clearing out a property and how much should be cleared away.
Our advice was: “Start as early as possible, and consider getting help from a professional clearance service.”
There is, however, one important point to keep in mind.
Local municipalities offer subsidies to help cover property clearance costs. To qualify, the property must be registered with the municipality's vacant home and land bank—a service that lists available properties.
So before clearing anything out, please speak to a real estate agent and have the property registered with the vacant home bank, sometimes called the real estate bank.
Registering after the clearance work is finished will not make those costs eligible for the subsidy. Photos and other documentation will be needed, so please ask your city office or real estate agent about the application procedure.
We'll share more details about Nanto City's Registration Promotion Subsidy, which helps cover clearance costs, in a future post.
If you're thinking of selling or renting out a property, the order is:
- Speak to a real estate agent.
- Register the property with the vacant home bank or real estate bank.
- Begin clearing out the property once registration is complete.
Please keep this order in mind!

This will be our final event of the year. We also plan to hold events in 2027, but why not talk through your concerns before the year ends and head into the holidays with a clearer mind?
New Year family gatherings can be a good opportunity to discuss what to do next. A consultation beforehand could help you prepare for those conversations, so please come along.
These sessions cover all kinds of real estate concerns, not just vacant homes. You can also ask about problems involving property purchases or sales.
If you're wondering whether your question is something we can help with, please feel free to stop by for a chat!
